Creating Buildings

As pioneers in the office building industry, we have been providing buildings that are optimized for their locations and their time for nearly a century, working in line with our corporate principles of "Constructing buildings, creating towns, pioneering the new era."

Buildings for the New Era

Daibiru made its first mark in 1925, with the completion of the former Daibiru-Honkan Building, a full-fledged office building for lease and a pioneering project for the time.
Turning to the present day, the requirements in workplace conditions, such as the need to support worker wellness and show high environmental performance, are changing rapidly.
When planning reconstruction of the new Midosuji Daibiru Building, which was completed in January 2024, employees from departments involved in building repair and planning met with employees from the sales department, who keep in close contact with tenants, to ensure that we could create a building in line with the times.
Similarly, we held multiple workshops with the design company to think of ways to ensure a building suited to the new era. The result of these efforts was the concept of “Your Premium, Your Workplace,” which inspired the project plan.

Renovations and Large-Scale Repair Work

We strive to improve the functionality of buildings that have been standing for a certain number of years by conducting renovations and large-scale repair work at the right time.

Renovation of Yodoyabashi Daibiru Building

Renovation Yodoyabashi Daibiru Building was conducted from 2022 to 2024 to enhance the building's competitiveness after the passage of a quarter century since it was completed in 1997. As a result of the renovations, the Yodoyabashi Daibiru Building received a five-star Building-Housing Energy-efficiency Labeling System (BELS*1) rating and acquired ZEB Oriented*2 certification.
Renovation of the Yodoyabashi Daibiru Building included improved waterproofing of the roof, updating electrical equipment, changing lighting fixtures to LEDs, updating heat source and air conditioning equipment, and total renovation of lavatories. In addition, BCP performance was also enhanced by installing emergency backup power supply units (available as an option) in leased spaces and taking other measures. As a result of the renovation, the building's primary energy consumption has been reduced by approximately 23% and a Building Energy Index (BEI) value*3 of no more than 0.6 was achieved.

The recent renovation of the Yodoyabashi Daibiru Building was the Group's first renovation project that resulted in the acquisition of ZEB Oriented certification. We set acquisition of ZEB Oriented or higher certification for 100% of the office space in newly constructed buildings as a KPI. For existing properties, acquiring ZEB certification is difficult due to space restrictions for updating facilities and the impacts on tenants, so we have not set a clear target. When we renovate properties in the future, however, we will take action to increase convenience and enhance environmental performance in order to achieve a decarbonized society.

  • *1The Building-Housing Energy-efficiency Labeling System (BELS) is a system for labeling the energy-saving performance of buildings created by the Association for Evaluating and Labeling Housing Performance in 2014. BELS evaluations use a measure known as BEI (the ratio of the design primary energy consumption to the standard primary energy consumption). Under BELS, ratings are on a six-point scale based on the BEI value, with the number of stars increasing as performance improves. If a building satisfies the ZEB standards, it can be rated as ZEB, Nearly ZEB, ZEB Ready, or ZEB Oriented in addition to the BELS star rating.
  • *2ZEB Oriented is a certification system for buildings with a total floor area of 10,000 m2 or more in which measures are taken to achieve further energy savings in addition to the use of a high-performance envelope and high-efficiency energy-saving equipment. Within the category of "offices, etc.," which is the primary use of the Yodoyabashi Daibiru Building, a reduction of at least 40% from the standard primary energy consumption is set as the criterion for obtaining ZEB Oriented certification.
  • *3The BEI value expresses the ratio of the design primary energy consumption to the standard primary energy consumption determined for each building use. The smaller the value, the lower the primary energy consumption and the better the energy-saving performance.
