7. Acquiring Trust Beneficiary Rights in the Toranomon Daibiru-East Building

Toranomon Daibiru-East Building (formerly Toranomon Mitsui Building)
In December 2023, Daibiru acquired trust beneficiary rights for the Toranomon Mitsui Building and renamed it the “Toranomon Daibiru-East Building.” The building is situated in the Toranomon area, which has a growing presence and is becoming more competitive in the Tokyo business district, and large-scale redevelopment is taking place nearby. The building is highly competitive with excellent transportation access, being located a one-minute walk from Toranomon Station on the Tokyo Metro Ginza Line and a five-minute walk from Kasumigaseki Station on the Chiyoda Line. With the real estate acquisition environment becoming increasingly difficult, this was an excellent opportunity to acquire a building in Toranomon, a prime location. The building is adjacent to the Toranomon Daibiru Building (renamed the Toranomon Daibiru-West Building in conjunction with this acquisition), which is also owned by Daibiru, on the same city block. Both buildings are expected to generate consistent earnings for Daibiru. Originally, the Toranomon Mitsui Building (Toranomon Daibiru-East Building) was completed in 1972 after Mitsui Fudosan Co., Ltd. merged with Asahi Tochi Kogyo in 1970 and took over the site. Meanwhile, Mitsui Fudosan won a bid in 1973 for the land occupied by the Tokyo Branch Building for South Manchurian Railway Co., Ltd., which had been completed in 1936 and used as an annex of the U.S. embassy after the war. A new building was completed in 1979 at the site. Originally named the Shosen Mitsui Building, it is now known as the Toranomon Daibiru-West Building. An integrated design system was applied to both the Shosen Mitsui Building and the Toranomon Mitsui Building, which had been completed earlier and was on the same block. With a unified exterior look, they looked like twin buildings. With that historical background in mind, Daibiru’s intent is to increase the long-term value of its assets in the future by redeveloping the entire block, which faces two main arterial roads (Sotobori-dori and Shintora-dori).
