6. Acquiring a Partial Interest in the Mizuho Lease Building

In October 2023, Daibiru made an equity investment in an SPC that held trust beneficiary rights concerning a partial interest in the Mizuho Lease Building, which is located near Toranomon Station in Tokyo. The trust beneficiary rights interest involves 98.5% of the land portion of the property and 98.6% of the exclusive-use portion of the building. The decision to invest in the building, which was completed in 1997, was based on its prime location near Toranomon Station as well as the expectation that it would remain competitive over the medium and long term due to its rare location. Furthermore, the property is adjacent to the block where the Toranomon Daibiru Building is located, and integrated management of Daibiru properties in the area is expected to have a synergistic effect. Another reason for the decision to invest in this building was the leverage effect of the SPC investment, which is expected to provide higher returns on investment than acquiring the physical real estate would have.
