5. Project Development in Melbourne, Australia

For our second investment in Australia, we have launched a project in Melbourne, Australia’s most populous city. We were approached by Mirvac Limited (MV), a leading Australian general real estate company that develops and operates commercial, residential, and logistics facilities with a focus on high-quality office buildings, who asked if we would participate in an office building development project that MV is promoting in Melbourne’s central business district (CBD). Based on MV’s development track record and the CBD’s potential, we decided to make the investment and signed a joint venture agreement with MV. Under the terms of this agreement, Daibiru will acquire 50% of the project and will work with MV to develop a grade-A office building. With this project, we aim to create a new Melbourne landmark with an excellent location and impressive façade, contributing to urban development in a way that will reinvigorate the Melbourne CBD and make it more amenable to foot traffic. Additionally, to meet the needs of tenants concerned about ESG, we plan to obtain high-standard environmental performance certifications, such as a 5.5-star NABERS Energy rating and a 5-star Green Star rating.
