4. Investment in an SPC for Logistics Facilities in the Nishinomiya Area

In April 2023, Daibiru made an investment in a development-oriented SPC (special-purpose company) with the aim of earning revenue from logistics and acquiring expertise in the logistics business as part of its efforts to pursue Group synergy after becoming a full subsidiary of Mitsui O.S.K. Lines. The investment target was a Kobe logistics SPC, for which CenterPoint Development serves as the asset manager. The SPC is developing two advanced logistics facilities: CPD Nishinomiya Kita I and CPD Nishinomiya Kita II, in the Nishinomiya area of Hyogo Prefecture. Demand for such facilities is rapidly increasing due to online shopping. CPD Nishinomiya Kita II is scheduled for completion in 2024, and CPD Nishinomiya Kita I in 2025. They are located near the Nishinomiya-kita interchange on the Chugoku Expressway and the Nishinomiyayamaguchi-minami interchange on the Hanshin Expressway Route 7 (Kita-Kobe Route). This is a highly convenient location for transportation, and the facilities are expected to meet medium-to-long-term needs for transportation between cities in the Osaka and Kobe areas, and to operate as wide-area distribution centers for the Kansai and Chugoku/Shikoku regions.
