3. Reorganizing Affiliated Companies

Kansai Tatemono Kanri was established in October 1956 to engage in building administration tasks for the buildings owned by Daibiru. Later, the company began doing cleaning, repairs, and service-related tasks for buildings other than those owned by Daibiru as it gradually grew its clientele and expanded into residential management services. Kansai Tatemono Kanri has become one of Osaka’s leading building maintenance firms, and in October 2005, it became a wholly owned subsidiary of Daibiru.

  • Parking lot operations for the Shin-Daibiru Building

Osaka All Service was established in October 1963 as a company for managing and operating the Shin-Daibiru Building’s parking lots. Subsequently, it took over management tasks related to the Shin-Daibiru Building’s rooftop garden, company housing, and recreation facilities. It was also hired to perform facility maintenance tasks for the ANA Hotel Osaka, the tenant of the Dojima Daibiru Building which was completed in 1984, as well as management tasks for the adjacent Club Kansai. As a result, its operating revenue dramatically increased. The company also took on security services and facility management for Daibiru’s buildings and changed its name to Daibiru Facility Management in June 2007.

ESCA Corporation was established to take over from the respective Tokyo sales offices of Kansai Tatemono Kanri and Osaka All Service, and it was hired to provide general management services, such as cleaning, security, and facility management, for the Daibiru buildings in Hibiya, Yaesu, Kojimachi, and Uchisaiwaicho. Later, ESCA obtained a license for construction and residential building transactions in order to increase its construction-related orders while it was also expanding into the real estate brokerage business. In 1988, ESCA’s cleaning, security, and concierge services departments were spun off from the rest of its operations to establish CS Services Co., Ltd. That company was eventually dissolved in 1996 in favor of ESCA, the surviving company, in order to improve management efficiency.
