15. Starting the Rebuild of the Yaesu Daibiru Building

The Yaesu Daibiru Building was completed in August 1967 and opened in September of that year. Daibiru carried out upgrades of the electrical equipment and air conditioning equipment as well as renovations of the common area in 1994, 27 years later. That work was completed in September 2001, but the company later decided to rebuild the structure in order to enhance its value even further, so a basic rebuilding plan was launched in April 2020. The rebuild was based on the theme of creating a flagship office for the Tokyo area that would continue to stand out in the Yaesu area, and it incorporated the following two concepts.

  • The exterior design preserves the look of the old building.

  1. Retain the concept of the previous Yaesu Daibiru Building while creating a new look for the Yaesu area.
    • Retain the contribution that the previous building made to the urban skyline and the concept of wellness.
    • Create a new Yaesu experience with a dignified design and greenery that is open to the city and its people.
  2. Provide advanced building features that ensure the safety and security needed in this new era.
    • Adopt architecture and equipment designs that are one step ahead, leveraging Daibiru’s previously established building development expertise to attract tenants.

The Yaesu Daibiru Building was known for its beautiful façade designed by architect Togo Murano and for its rooftop garden, which would attract the attention of passersby. For the rebuild, Daibiru aimed to achieve the high levels of safety and comfort demanded by the times while retaining as many of the original building’s concepts as possible.

To give the Yaesu area a new look, the building will have a stately and dignified façade and exterior design that differentiate it from other large-scale developments in the area, but it will also contribute to the local environment with a green space on the south core side and the use of plant walls. Additionally, in terms of business continuity planning measures, the building’s advanced earthquake-resistant capabilities will be ensured by a seismic isolation structure at the building’s midway point, and it will have a power supply system capable of operating for at least 72 hours in the event of a disaster.

The company signed contracts with Nikken Sekkei for design and supervision and with Kajima Corporation for construction, and the rebuilding project got underway with a basic design in November 2020. Design work started in September 2021, and demolition and new construction got underway in June 2022 following the building’s closure in December 2021. Completion is scheduled for mid-2025.
