14. Starting the Rebuild of the Midosuji Daibiru Building

The Midosuji Daibiru Building, completed in August 1964, was acquired by Daibiru in 1975 and had been in operation ever since. Daibiru closed the building at the end of December 2020, and the company moved ahead with plans to rebuild it in December 2021, with Nikken Sekkei handling design and supervision, and Obayashi Corporation handling construction.

With the slogan “Your Premium, Your Workplace,” the concept behind the rebuild was to provide a workplace that could accommodate diverse work styles after the end of the COVID-19 pandemic. The design consisted of three themes: diversity (accommodating diverse work styles), wellness (mental and physical health), and biophilicity (living in harmony with nature).

In addition to preserving the spirit of living in harmony with nature that Daibiru has maintained, our aim was to give the new building an environment that would accommodate diverse work styles in the workplace and support the physical and mental health of workers. The building was also designed with a lower environmental impact as a means of combatting climate change as well as measures related to business continuity planning in the event of a disaster. Our goal is to obtain an S rating, the highest rank possible, from CASBEE–Wellness Office by the Institute for Built Environment and Energy Conservation (now the Institute for Built Environment and Carbon Neutral for SDGs) and the City of Osaka‘s CASBEE Osaka Mirai.

  • An exterior that is reminiscent of the old building

The exterior was designed with dark gray metal panels reminiscent of the previous building that reflected the bustle of Midosuji Avenue and the greenery of Namba Shrine. Horizontal fins (awnings) with earth tones have been incorporated into the middle and upper sections to reduce the building’s environmental impact by limiting direct sunlight while maintaining its nice views and to create a sense of natural beauty in harmony with the surrounding environment. In terms of business continuity planning, the building uses earthquake-resistant construction with seismic braces and hydraulic dampers, providing a strongly earthquake-resistant design with an earthquake resistance performance grade of “advanced” as defined by the JSCA (Japan Structural Consultants Association), and an emergency power generator capable of operating for 72 hours has been installed.

In October 2021, Daibiru decided to adopt CO2-free electricity as part of its efforts to become carbon-neutral, and the company plans to introduce this technology not only to existing buildings but to the Midosuji Daibiru Building as well.

Construction is planned for completion in early 2024.
